Advice on Selling "Glamping" Property
Hello! My wife and I live in Missouri have spent the past year setting up our property in between Williams, AZ and the Grand Canyon, (about 25 minutes from the South Rim). We own a one acre lot, and have a fully renovated camper that has been converted to be entirely off-grid, (full solar, water hauling, functioning toilet, etc). We launched it on Airbnb the first week of April and have been really happy with it's performance. We have full management with a great team that handles everything from guest communication and cleaning to hauling in water and servicing the solar array.
That being said, we are considering selling for a couple of reasons. We were recently offered an amazing deal, and ultimately purchased 5 acres of land in Arkansas near a Marina on the lake. However, between the capital we put into our AZ site and the capital we spent on the new land, we are relatively tapped out. I see a lot of potential in the land we purchased, especially because it is less than an hour away and I can develop it myself over time. And honestly, I'm not sure I'm cut out to own property so far away. As lame as it might sound, even with how well the property is doing, I find myself dealing with a lot of anxiety about not being close by.
All that being said, I have no idea how to go about finding a buyer. I know some people will say all I have is a one acre lot and a camper, but I have to imagine with it being entirely turnkey, with management in place, several months of income, and dozens of comparable properties, I should be able to find someone looking for this type of investment.
Anyone sold a site like this? Any suggestions for where to look for a buyer?
