Renovated kitchen, flooring, and master bath What was the outcome?

Howdy.In the 90’s, I attended a seminar on rehab and flipping.One of the concepts discussed was rehabbing to mimic new home quality.To that end, there was a template that was used for ease of estimation and contreacting.For example -Master bathVanity qty           1 Home Depot part number xxx-zzzVanity mirror qty 1 Home Depot part number ttt-hhhhVanity light.  

He is the president of the HOA and for the most part ran it like he wanted to.Recently they've been having water problems and the property is master-metered.

Master bedroom has a spacious closet and attached bathroom.

This can be used as an ADU or as a private master suite.

I value my financial freedom far more than comfort and would rather pay the house off faster and/or be cashflowing compared to be living in the master bedroom.

I once found a big pile of poop with soiled newspaper in a walk-in closet of the master bedroom just 5-6 feet away from the bathroom/toilet.
