The hard part will be staying focused and delaying gratification without losing enthusiasm in the middle.

The other thing to note, and o don’t remember each counties rules off the top of my head but in some counties you lose the ability to rent the adu if you move out & it’s not owner occupied.

Hopefully she provides the receipt but if not you got sufficient discount to be acceptable.This is not a big enough expense to be bothered by.  

Hopefully on Monday my insurance agent can/is willing to reverse the block with whatever I need to sign.  

I suspect as long as you give at least 30 days notice you can raise rent or evict for any reason or no reason at all.My hope is that the tenant is happy to have saved $ all these years being below market and that the tenant will continue with you at a market rate. 

Also I only hope to purchase 1 new property a year so I assume those situations wont pop up too often.Thanks for the quick reply!
