I have a tenant (been here for 18 months), the last 4 months I have served 3 day notices, she always pays in full when she gets the notice.

Last couple/few years have been more challenging as office space has been crushed. 

The last 65” I bought came with 2 legs in a “v” with about a 2” spread.

How much are rents going up in your area (over the long term, not the last year or two as covid created anomalies). 

oh man, last week I signed up for their 1yr subscription :( 

The property is also in a great up and coming neighborhood, and its appreciated about $40k in equity in the last year, not including the ADU value add.

I'm going to look at 3 more properties tomorrow and after getting a better handle on numbers in the last few days, we should be putting in some offers very shortly!

As Zachary mentioned, new syndicators have been popping up like crazy the last 5 years, and a lot of them are not as sophisticated, or don't have sophisticated advisors - they'll crank out an operating agreement and execute, and the following February tell their CPA firm "hey we have this new partnership!" 

There was a pilot program last year, very limited and very mixed results.

Now the profit from my last place won't cover these types of numbers so im looking for help vetting and/or finding a good hard money lender.
