Your implying that you can do better than someone who does it full time.

Obviously any contractor is going to tell you to get a GC take that with the implied bias.

Cogo is another form of guru frankly anyone selling anything up front in the hopes of getting something is simply a for profit trainer.. and nothing wrong with that..

Nowhere in this thread have I seen anyone imply that good PMs are getting paid too much.I'm totally fine with sharing the wealth and giving the PM a slice of the pie as my revenue increases as he/she adds value to my business. 

Have the current owner provide you with Title Insurance - - this will cure many questions that will arise when you attempt to refi.to be clear: to cure a question;  to provide an answer, NOT solve any implied problem associated.

@Christian Wathne there was an implied agreement that they agreed to rent to you, as long as you provided the money and signed lease.
