Nowhere in this thread have I seen anyone imply that good PMs are getting paid too much.I'm totally fine with sharing the wealth and giving the PM a slice of the pie as my revenue increases as he/she adds value to my business.

Have the current owner provide you with Title Insurance - - this will cure many questions that will arise when you attempt to refi.to be clear: to cure a question; to provide an answer, NOT solve any implied problem associated.
