Always remember that in your proforma the expenses could be different, if you can lower the costs (in my example, you might be able to get a quote for $275 per door from an insurance company, but this is in a later stage of your analysis).Hope that helps!

I am 25, originally from the northern Chicago suburbs, and will be moving back home in about a week.After a lot of reading/listening, I have "decided" that I want my first investment to be a house hack on the north side of Chicago, ideally in Lakeview/Wicker Park/Logan Square/Bucktown areas, but I'm open to other neighborhoods.

Not all rents but enough that investors lost properties in record numbers.rents in Portland held did not really go up or down.. but Commercial got hammered I remember coming back from my exile in the deed south and going to dinner one night at my favorite Chinese place and the strip mall was 80% dark... go today and its 100% full..

Going in I knew it was tenant occupied but on a month to month (but paying weekly) and it was a fast close and typically I deal with any inherited tenant situation while still in escrow and have some kind of contingency/agreement in place for that but I bought through a wholesaler this time and it was basically a no contingency deal.
