I put down $55k and seller carried the rest.I haven't had an appraisal done, Zillow estimates each house is worth $10k more than what I paid.I want to refinance but want to do so in a timely fashion, getting a good interest rate WITHOUT having to pay an appraisal it a lot of points.How should I proceed?

Yet there are some new condo developments, prime night clubs, art galleries, a casino all within 1/2 mile tops and its a short ride to Center City Philadelphia & South Jersey(I95 & 76 near by).

The CS market is pretty good and the agent, in typical Realtor fashion (MLS listing, open houses, schmoozing, etc) got it under contract pretty quickly and it closed in under 60 days from its listing date.
