The more I got into this area it encouraged me to go to school to get my Real Estate Broker License which I am going back to do.

While you can write in special terms in certain areas, I would strongly encourage you to get the assistance of a real estate professional or attorney to make sure that you're protected.  

If you have not done so already I would encourage you to listen to the podcast "The Riches are in the Nitches" it is a great one about student housing.
