No one wanted my wholesale deal.

I had what I thought was a great wholesale deal. The home was well below market value even with a small profit for me. ARV was 185,000 Repairs were 28,000 and the property was listed at 108,000. The property was in a great neighborhood with top schools. House are selling with in 60 days up there. What went wrong?
