Lots of "get rich quick" gurus out there about buying deals with no money down or "creative financing" that when you peel back the curtain you realize is a scam used to sell courses online. 

Anyone buying property right now I would recommend the hold be 5 years to break even and 10+ years to see the significant gains.

It's a great opportunity to buy them because you can get a smoking deal....but trying to sell them is incredibly hard right now.

A closing / title company can handle the transaction but may want to get a lawyer to draft the documents.Assuming you are buying in your name and not a LLC - if a LLC then there would need to be additional docs like a authorization for LLC to borrow $ etc

Buy a property that supports multiple exits.

This is a long game that requires persistence.Make the money when you buy.

Right now, the buy-in is so high in NJ, they are locking up deals at prices that aren't sustainable and chasing spreads that are way too big.
