I'm a wholesaler new to Las Cruces and learning more about the city everyday.The military and college student presence in Las Cruces is strong.There is a ton of small multifamily properties (for the size of the city)I'm very optimistic about this market.

The reality of it is if you're going to rent to people you are a business owner and viewing your assets that way is something that they fail to point out a lot of times in books and seminars urging you to take immediate action.

The best source for information is a Google search for the specific city or state.Breanna, I urge you to not narrow your focus to a city based on your familiarity.

So you don't have to figure out whether you can be objective and resist that human urge to want to help.

Given the location near UIC, its a good time to get students in and the general population.

If you have $15K in student loan debt and are paying it off little by little (your words)-what are the interest rates, how long will it take you to pay it off, does it affect your ability to borrow for a mortgages (or save the down payment)?

You have a lot of properties around the colleges as well that can be rented to students or since its next to a couple of Hospitals the Nurses, Doctors, and other medical staff pay good rents.
