You would adjust the number of months of cash reserves up from 6-12 months if you have an unstable job, commission based pay (i.e. it's more variable), children/spouses that depend on you, etc.Since you have a real estate portfolio, I would recommend keeping additional cash reserves for capital expenditures, vacancy and unforeseen economic events.

They won't take the file because the former tenant is (judgment proof) which means bad credit, unstable job, job income below federal poverty lines which means you can't collect a wage garnishment or bank levy etc.2.

My guess is that not only are they going to be worried about future occupancy you can't prove yet, but they're also going to worry about the unstable regulatory environment we're currently in with regards to short-term rentals.

As the market becomes more and more uncertain and returns get squeezed tighter, the flexibility of the 1031 investor to purchase at a higher price point and still maintain their returns seems to me to be another advantage of the 1031 exchange in an unstable market.
