BUT if you must do it, then, just get one of the families of your trustworthy friends, or, relatives and have them move out there, after receiving some intensive training in hospitality, to manage the small 60 units for you and take a risk!

If you pick the right market, a manager just has to be trustworthy and good enough to fill units, repair things in a timely manner, and charge fair prices.In the wrong market any little discrepancy will kill your investment.

Another way I will support purchasing SFH's is to have a General Contractor that lives where you are buying out of state and you feel they are trustworthy, experienced and communicates well.Be careful when paying for work done except for maybe an upfront fee for materials. 

I need to get a home equity loan, about $15000 (have about $100000 equity in the home, been in it for 1 year.)  Just wondering if there's a quick and reliable online vendor, or should I just take my RE broker's advice...

I have actually found a good, trustworthy, and highly recommended turnkey provider who works with Investors and ARE investors themselves.

Find a trustworthy realtor or a local property manager and ask their opinion as well.As a police officer I worked with informants.
