Rather than cold call the banks, we started by creating a brochure that explains why they will benefit from exiting their "toxic" assets.

The irritating thing is the current custodian, Trust Company of America, has raised its fees.

We thought that short sell was to avoid ruining your credit score and helping the banking unloading the "toxic asset" at the same time.

If I were the owner that would irritate me to no end....knowing real estate agents were walking people through my house for showings while I'm scrambling to get it back.

As I said I like to pay between $7K and $18K for a single family dwelling (no fire sale, no flood zone, no toxic dump, no bulldozer properties) between 10 to 30 cents on the dollar.

Granted, as a future landlord it would be financially, and emotionally, irritating.

Calling the bank direct is not going to get you anywhere, it is just going to tie them up so they cannot do their job of getting toxic assets off the books.The home will be listed when it is ready and not a moment before.

I find them to be every bit as effective as the toxic chemicals that exterminators are using.

If the inspector can walk in and fail it after only glancing around (had wired one of the dedicated kitchen circuits into an outlet on the kitchen wall that served the next room), they'll be irritated, and that's not good.
