It is much more difficult getting the zoning approved to ad a unit as opposed to reducing one.

Just wanted to ad the it stands for Trailing 12 months.

Ideally the tenant would have renters insurance to cover incidents like this where they are responsible, and really, a good case in point to adding that requirement to the lease.

That concept was an epic fail- when I called listing agents and told them I was buying, and also expected my portion of the commission, their responses were so uniformly venomous that I lost deals over it.

More power to whoever can remote wholesale successfully, but in my experience being boots on the ground is important to adding value to the transaction.    

I have not had great answers on appreciation, but seem to be something to adding 60-70K, based on a 65K build.

It’s a whole other ball of wax if you want to go through rehab leading to raising rents which leads to adding value, etc.

So basically the best way to go about it might be get the short sale property under maybe a "Flex Option Contract" and then start negotiation with the bank(s) and then i put my buyer I have lined up under a "Subj-To Contract" and instead of a date, ill just have to ad in "Subj-To excercising option to purchase property within X amount of days" ?
