Ideally the tenant would have renters insurance to cover incidents like this where they are responsible, and really, a good case in point to adding that requirement to the lease.

So basically the best way to go about it might be get the short sale property under maybe a "Flex Option Contract" and then start negotiation with the bank(s) and then i put my buyer I have lined up under a "Subj-To Contract" and instead of a date, ill just have to ad in "Subj-To excercising option to purchase property within X amount of days" ?
