It'll be confusing in the short term, I think people assume it's inflationary.

just double checked my lender is now 80% LTV for short term rentals only 85% for long term rentals

Physically see the property, don't rely on web pictures, sometimes they are years old and don't show the current state or the entire property. 

I am looking into my STR options but from what I have learned this is a overflowing market in the area and the vacancy's are increasing so I may look into mid term and long term only.

you will not find a cashflowing property at 100% financing whether its with a traditional loan and heloc or whatever the terms.

For your situation, it sounds like a seller financing purchase could be a good fit as well but this would also have limited options and the terms wouldnt likely be great.

I would also never buy a short term rental in an HOA - it's just one more entity that can tell you what you can or cannot do. 

Are you doubling down on short-term rentals in tourist-heavy areas, pivoting to long-term rentals in growing suburban markets, diving into value-add multifamily properties, or exploring something completely different?
