If you truly are serious about investing in the near future, you can always develop a roadmap/gameplan to attain your goal regardless of how financially qualified/unqualified you may be.

Not trying to pick on you at all or anything in a negative, however business owners do not have a road map unless they franchise.

Your First Year in Real Estate by Dirk Zeller. was a book I liked, quick easy read and actually has some roadmaps.

I'll reach out in PM with a white paper that gives you a good road map.

You know Jeffery I am a firm believer in that as well and before I came across this property I had a road map lined out for my next couple moves and it seems this has just been a beautiful distraction.

Everyone here will have great advice but the best complete road map I have found to help people with this question is a publication put out by Fannie Mae.  

Very important to have some sort of road map before a road trip so you can plot where your going so as to not get to lost.....;)
