There's a real good chance that the lease requires them to do several things: upkeep on the unit is a big one (damage to property), weeds outside and landscaping (which encourage pests and insects to inhabit the property), pets authorized or not, additional tenants on the property that are not on the lease.

Not asking you to dog on your listing, but I'm interested, because I do see the middle-of-the-road homes -- clean, but not updated, nothing special -- sitting for longer and the nicer ones with a little something extra going quickly.

If you don't allow pets and they have six dogs, you can tell them they won't qualify.I often deal with applicants that I don't think will qualify, and I tell them that.
