@Germán Rimoldi, I get what you are wanting to do, but remember, most of us here are small potatoes.

A pair of appliances with the expected lifespan has probably been running me about $20/month which is small potatoes for what I think a tenant values them at.

I know lots of big-time, successful investors use a much more complicated formula to determine their income allotment, but I am very small potatoes.
