Everything is sloppy: the concrete pours, the way things are aligned, the way things are nailed.

It seems like you really have to nail the neighborhood there and i dont know too much about the market!

I buy from neighboring towns he does not invest in and get the properties low enough it makes sense to take the risk on buying without inside access or utility on.If you assume its paint and polish, you will get burned.

@Jeff Mills Transition between owners, can sometime take a little while to get nailed down, tenants can be hesitant about paying to a different person, especially if they are not given a substantle lead time.

I know this is probably a question for an attorney and I do plan on consulting with one and getting everything nailed down before touching their money.

My house I just rented had a bunch of nail holes in the walls from hung pictures, I told the first 4-5 people that saw it I was about to fix it.
