An appraisal (often confused with an assessment) should get you much closer to the true market value.BTW - if you're a member of NAR, pocket listings are no longer allowed due to the new "clear co-operation" policy.

This is happening more and more as NAR's clear cooperation policy has forced off market properties to the MLS with zero percent being offered to buyers agents.

There are tons of post licensure courses that help teach you how to sell and conduct a transaction (ie google “NAR designations and certifications).Bottom line, don’t bank on the real estate license course to teach you the “ins and outs.”

I could be wrong, but in RE Agents and Brokers are bound by fiduciary duty (I believe its by law nationwide, but I would say at least those in the NAR for sure).
