However, the buyer might opt to refinance the property under their own name at some point to mitigate the risk of the due on sale clause and to potentially obtain more favorable loan terms.Would make sure to get the seller to name the buyer (you/your entity) as insured on the property too before closing.

I think if you’re putting 50% down and buying multi unit properties, you’re mitigating just as much of your risk as I am on my 100% down single family properties.

Others might be fine with taking risk, but least by doing this a person can get an idea of what might go wrong.e) Legal document analysis: it will usually take a few days to go through the legal document properly, as almost inevitably there are tons of gotchas that either have to be explained, or mitigated with a side letter.That is the very short summary of what I do.
