Leave the ugly cabinets (or just paint them), leave a roof thats on its last leg and maybe has 4 or 5 years tops with repairs if that.My goal was to take down houses and by doing that, I was able to grow faster and offer more so I could get more.

Also if you have leaks in one unit and not the other then the other tenants are paying for that.There are services that put a private meter on each unit so the tenants are billed on what each consumes  versus averaging out.

As a side note, Floridas current insurance issues are mostly caused by other factors besides the increase in severity and frequency of natural disasters however (roofing scams and no caps on lawyers fees for claims, both results of bad government policy that resulted in most insurance companies leaving the state and the remaining ones raising rates to account for having to pay for all of the roofing scams and absurdly high attorney fees on simple claims).
