It doesn't matter how much money you have to spend, you have to actually do a little work to research the areas you want to own a property in, run the numbers, interpret the true return numbers and not just the stated ROI numbers from the seller (they will ALWAYS be inflated), etc.

A realtor is not supposed to solicit business from someone who has an agent, or do anything that could potentially be interpreted as doing so.If you do want the opinion of a local agent, and you do not want them to list the property, I would suggest paying them a consulting free perhaps.
