I know over 9000 new units were built in 2019 and construction is the biggest industry in Phoenix.

However, rates have since moved upward.A 30-year fixed rate mortgage is once again sitting around 7% interest:The real estate industry hoped 2024 would see a recovery in which mortgage rates fell and home sales climbed.

It is VERY important for all of us including BP to constantly raise the bar in our industry and stand guard at the door of our wallets so we all can literally have bigger pockets!

Detroit has performed worse than any other city in the US over that time period, with the exception of the last 4 years... seems high risk to me but I don't know the market that well, other than that historically all the jobs there were in industries that have now crashed... 

@Jordan Ray This is spot on and something we run into constantly in the New England markets, where prices have climbed significantly over the past five years.

What I don’t understand is how to overlay all of that information to pick a good spot and I also don’t understand the appropriate thresholds for each of those indices (income, percentage in the target age group, and how dense).

With your residency limits, maybe check out more affordable spots in Orange, Rockland, or Westchester counties.

I’m a lifelong learner and exactly doing what you have all suggested- reading, researching, attending meetups, plan to attend conferences etc so I can continue to grow and be knowledgeable in this industry.
