At the same time we cleaned down everything with bleach and other cleaners like TSP.

@Kevin Leppink You could work with a list broker to get a list that might be cleaner - and definitely more focused. 

A gardener who's wife is a house cleaner went to flea market talked to the street loan persons with $150K stated (gardener) income getting rentals.

Once you get some experience you will be willing to write cleaner contract allowing sellers to seriously consider you. 

In my case, I don't use an LLC for my real estate holdings. but use an LLC for an active business, an S Corp. with a DBA for 2 different businesses, and a C Corp, since closed, for real estate management.In my view, closing one and opening another would involve paperwork and fees, but keep your accounting much cleaner, as you probably agree.

How to you schedule cleaners?

I like having educated tenants, who I can communicate with easily (email/text), tend to be cleaner, can pay me online, have jobs and lives that are more stable and keep them busy and mostly out of trouble.They tend to be pretty transparent.

Luckily we have found cleaners that do a great job for a good price.
