Second, if you have a comp at $500k and another unit needs $30k to get it to a $400k value, why on earth would you ever consider this a deal as you would be paying $30k+ over market value!

These are scum of the earth who think the world owes them something while they contribute nothing of value.So an update to the situation:After a significant amount of research and phone calls to sheriff, multiple lawyers, police, court house and a few fellow investors, I gave them an unconditional 3-day notice to quit.Once the courts open, I can get them out...once the back log of cases gets worked. 

If you have a listing and you are wondering how on earth to get it sold ... typically, you put it in the MLS which then propagates it to all those other sites (zillow etc.) and buyer's agents will find it in their searches for the right property for their clients.
