Much easier to delude one self into purchasing a "mentorship" program for $30,000 or more ("put it on your credit card; you'll make it back on your first deal so it really won't cost you anything") and believing that after a "3 day boot camp" you'll be able to compete successfully with people who have the education, knowledge, experience and track record and have been doing it for years.  

This is just one of many issues you could prevent with boots on ground for 72hrs.

My thoughts were in line with @James Wise... a Section 8, and in California to boot?

You need good "boots on the ground". 

They then split the equity in a way that pays the boots on the ground partner back. 

Nothing beats boots on the ground and personal experience. 

Stay far away from any gurus (especially on Bigger Pockets) and invest in boots-on-the-ground knowledge. 

Right now, this seems to be a juicy and combative thread that continues to grow...

In trying to be “understanding” I’ve been enabling her and not enforcing late fees to boot… sent a “reset” for May and enforcing lease but it is a c class area so as an earlier poster said… May not be isolated to class of tenant but of multiple units this is the only tenant where this is an issue.
