@Jonathan Greene, I suppose that if we bought a rent-ready place, it would be harder to snowball with another place later on, since our capital would all be tied up in that one property.

Now not sure if my current CPA is real estate expert but i am not sure how a real estate CPA expert will defer with my current CPA. i do have a trust done by local attorney who is supposed to be in expert in Trust but i spend around $5K 10 years ago :(

During that time they supposedly found a leak which was beyond the scope of the maintenance  and i had to pay a plumber to come in saturday morning while the guests were there. thats on top of the "deep clean" which cost $300 and was somehow done in a couple of hours.
