Looking to get into the field of RV Storage.

Reviews are everything, and a few bad reviews early on because you didn't have a comfortable bed or were missing kitchen supplies can tank your listing for a long time before you're able to recover. 

So we went into the commercial space and pivoted to self-storage.

I know there is a company that is working to use AI to streamline self-storage revenue, though I cannot recall the name right now.

Seller financing, they don’t want to pay taxes, if you live in the area use the 2 out of 5 year tax free gains as primary residence later, don’t rent or lease for housing- rent storage space where they can live.  

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

For example, making an owner aware that they will likely need to replace the hot water tank or the roof within the next 12 months if they're in visibly bad shape.
