We decided against this, since 150k is generally enough for a solid home in a B/B+ neighborhood in Northeast Ohio.We are now in contract for a duplex in the Old Brooklyn neighborhood of Cleveland.

Obviously this doesn't make the 70% rule...Built in 2006, 1200 sq. ft. in a B- neighborhood.  

They may have leads to A/B neighborhoods yet you get a deal and they are investor friendly.

I want to start with a 3 bed n 1.5+ bathroom SFH in a C+/B state in a B area  (not in a war zone)

They aren't your Class A/B areas but they are very solid areas where we've already been investing for years.

I live less than a mile from the property, I would say that $1400 is too much for a renter, the neighborhood is between a B- or a B at best. 

are these a/b/c/d properties?

@Savannah Lewison its not impossible to cash flow but its not easy especially in a B or A market.
