this is unacceptable for someone like me who manages and is a member of multiple separate LLCs, partnerships, portfolios.  

This is something that I have really come to realize over the last couple of months as I've been learning.I came into this expecting it to be complicated, and I am not disappointed!

@Emily Gowen so as you pointed out you would not have to do a 1031 exchange on your current home to avoid the capital gains tax and coupled with what Dave Foster pointed out I think, speaking from experience you would have a high likelihood of success. 

PM made a couple attempts to collect and then offered to cover the damage because toilet replacements are not that costly and continuing to pursue the damages did not make sense for them.Airbnb is supposed to cover guest damage but if they refuse to pay for guest damage their insurance has reduced value and cannot be relied upon. 

Our standard lease is 27 pages long.We shortened to 6 pages for STR and MTR rentals only.Have had to evict a couple of tenants in Michigan and the leases were needed. 

Here in TN we issue POQ within a couple of days of rent being overdue, usually giving them 14 days to correct before official eviction proceedings start.

Typically, the adjustments I see on appraisals for basements are more flat rate adjustments. 10k is usually the number I've seen.What stinks is that there are a couple of model types that have below grade space where the builder, I'm sure, was trying to lower the taxes by having it below grade so the county wouldn't count that space in the assessment.

So I just closed on a duplex a couple days ago & Im going to be house hacking.

I still have enough room with my VA entitlement for a buy and hold in a couple of years, so I'd rather save it for later!

This way you can access old records without having to recreate them on a separate platform.
