I'm a Realtor and general contractor licensee located right here in St Pete as well.

I'm 99+% positive that your State RE Commission requires you to disclose the fact that you're a licensee.I'm Google sure that your state does not allow Net Listings, which is what wholesaling is.In my opinion, your real option as a wholesaler is to disclose you are a licensee, buy the property, then remarket and sell the property.   

In OR, brokers cannot directly give non-licensees a payment.  

There has to be some separation here between your representation as a licensee and as a wholesaler, unless you truly take ownership and then resell.

The biggest takeawayS are that the buyer’s agents commission will now be published and MLSs must allow all licensees access to their lockbox system, even if they aren’t a member of the MLS.

I'm aware that as a licensee in CA I can only solicit for business in CA but what if, for example, a family member in Arizona asks me to refer them an agent.
