Since this would be a bank/lender appraisal, I don't see how a high(er) appraisal would affect your taxes, unless Canadian lenders are required to report the results to the county, city, province, etc.

I've noticed that most online videos regarding real estate are obviously based outside of Newfoundland, and don't showcase the economic climate of our province.

I've got such a great team in Ontario so making a change to a different province would be a challenge.

I had a place once where a family was lined up, I hadn't met the wife as she lived in another province and the point of them renting a home was so the family could live together (they guy moved for work and was living in his boss' basement). 

Each province has their own system.

We live out of province but visit often with family on the island.
