Somehow I had never heard of this before and kind of stumbled on the info while talking to my lender how some of the flips I'm doing (thank god I did too).The flip rule prevents flippers from selling their projects for a profit for the first 90 days, beginning from the day the deed is recorded.  

I would still treat him like a normal tenant and have him sign a lease but the downside (god forbid) if I ever needed to evict him could turn out messy.Should I realistically consider this option?

She's supported my real estate efforts but doesn't want to be exposed to risk personally.How can I purchase properties in my name and assets alone and god forbid if I get sued keep her protected?

The longer you rent — and at a loss to boot — the longer you expose yourself to vacancies, wear and tear, or (God forbid) an HOA assessment or litigation.

It always seems as if the laws favor the tenants and I am afraid to do something wrong and have these guys living in my house, continuing to damage it or, worse, to have them sue me for god knows what...

(which he did not)  She is having a good look around so I ask if she is hard of hearing and tell her she left the place in a disgusting state after she was trusted to rent with animals and that I really didn't want her in there.15 mins later, I follow her out back, behind the property and she is now on the god damn roof (stable block with is unsupported and poss rotten) as she needs to get her wind chimes she left.I ask her to get down as that would be my liability and (also ask if she is a grown woman or a child so lost my cool a little) agree to climb out the window to get the darn wind chimes.
