@Ethan Fischer @Jori AndersonClose, but not quite…You get the full 121 exclusion if you occupy for 2 years and Then turn into a rental for less than 3 years (you occupied for at least “2 of the last 5 years”).However, if you don’t get the full exclusion with your plan.

@Matt Fischer some cities/municipalities have a quality of life ordinance in which you can report (anonymously sometimes) violations such as trash left out, visible exterior repairs which are unsightly or dangerous (inadequately repaired balconies, etc).
