Newbie in the Milwaukee market

Steven Fischer
Posted

I'm a newbie looking to buy two quality duplexes in the Milwaukee area as my first buy-and-hold rental properties. I've had a crash course on BiggerPockets in the last few months and after analyzing a few dozen deals, I have my first contract on a nice duplex in West Allis. I'm actively looking for my second, with a goal of adding a 4-plex in the next few years.

It's becoming incredibly hard to find solid duplex deals in this crazy market. I'm targeting West Allis, West Milwaukee, the near North side. I'm a little intimidated by Riverwest and Bay View, has anyone had good luck there? Prices seem sky high and ratios don't work out. Any other neighborhoods I should consider?

So - hello to all the BR'ers from Milwaukee! Are there any local groups you recommend joining for a first-time landlord? I wanted to say hi and thank you all for the amazing discussions you share with new investors like me.

I agree with your notion on Riverwest and Bayview, West Allis is much less hyped up and offers more value. I'd stick with duplexes, most 4 plexes are affordable housing and with the lower rents per unit rent to capex ratios are not pretty. Definitly join the Brew City FB group!
