It makes more sense to me if your a flipper and only going to use the funds for rehab cost and have the discipline to not go overboard. 

Emotional support animals (ie pets with paperwork) can be anything and are not trained at all.

Just gotta do the math... but you also should include the lost space rent cost while rehabing and the mental/emotional torture going through the process of rehabing a mobile home. 

It just means I mind my business, and have my attention, emotions, and focus on things I can control.

But even if you only wanted to pay your mortgage off faster and not invest, it works as long as you are disciplined, don't increase your expenses w/o at least a corresponding increase in income and basically use the HELOC as your checking account.
