2) For those that have done something similar in the recent past, besides the Land purchase and construction costs, what were the other big ticket line items from the project (Legal, Engineering, Architecture, CPA, etc)? 

Hi Everyone,How much would you weigh things like previous: DWI/DUIs, unpaid or late-paid speeding or parking tickets, misdemeanors or gross misdemeanors for possession of drugs like marijuana (where it is not legal), when screening potential tenants?

It didn't take long to figure out BiggerPockets was going to be my ticket to success, so here I am!

These are big ticket items but ESSENTIAL Key Items any home needs to be comfortable.

I either read or heard from BP community that a newly acquired license simply is a ticket to start learning RE.

Sometimes the "scraper" would take forever to scrape or it would say "pending" for 48 hours or so, so I initiated a support ticket to inquire on if I was using it properly or not and never heard back.

@Matt Allen there's one other post here that I think is your ticket, and that's regarding a business or unsecured line of credit or term loan.

Proper identification of tenants is also needed if you want any chance of having local code enforcement write tickets against the tenant and not the owner.Any Legal Action Documents: you’ll definitely want to know if the current landlord is evicting or suing the current tenant(s).

People buy lottery tickets too but that doesn't make them a good investment.  

Those expenses you described are the big ticket ones.
