It’s just that, with “turnkey “ you still might get a bad roof EVENTUALLY if there’s a hail storm, major winds, etc.

There are commercial ways to cover your properties with only one deductible covering all of the properties (better for mass hail storms like in the DFW area).

Yes, the return will be lower if you need to spend more, but you can hold longer and not be forced into a sale, if you have the capital to fix issues, ride out longer vacancy, and are not overly leveraged.
