It’s just that, with “turnkey “ you still might get a bad roof EVENTUALLY if there’s a hail storm, major winds, etc.

Yes, the return will be lower if you need to spend more, but you can hold longer and not be forced into a sale, if you have the capital to fix issues, ride out longer vacancy, and are not overly leveraged.
