Another option is to set up an LLC that buys the property (or a partnership would work) and both contributions would be equal so what he can contribute now, and you can loan the entity (or your partner) the remaining amount needed to get to 20%.

Note: in my area, just because the property is in probate doesn't mean there's automatically a motivated seller.Create fields for the Case name, #, PR contact info, attorney, property address, and perhaps heir contact info.

I also got a detailed list from her of ALL issues with the property that she knows of, which included a lot of deferred maintenance.I definitely understand the motivation for talking to the tenants prior to closing, but consider the flip side.
