I'm curious if it would be effective to list a rough outline of what is expected from a tenant, applicationwise on our website.I'm getting tons of applications and interest via our website & facebook, so much so that pre-qualification of the mass of people is now becoming a top priority as I don't want to show someone one of our properties who has no realistic chance of getting it However, I want to avoid any discrimination/FHA laws in posting what we're looking for.

You need to assess your qualifications beyond cash in the bank and look at skills, credit, network, etc.Picking a location because it cash flows but is someplace you have no connection, understanding, required expert land lording, etc. could be a premature end to your career.

It's also a 2-bed but its a big 2-bed (1100 sqft, which is this area is usually a 3-bed) and I think to get top dollar based on the square footage rather than the number of bedrooms it takes a certain tenant.In any case I have had almost no quality applicants and plenty of people show up and don't apply (I think my qualifications list on the application scares a lot of people away but its pretty standard).

You could always team-up with a trusted family member/friend to improve your changes of qualification (probably need a careful strategy with an estate planning or exit strategy aspect), or aim for a private sale with owner financing.
