SECTION 8 MARKET - SMALL - LARGE MULTIFAMILY

Hello BiggerPockets,

I wanted to open a forum on section 8 multi-family properties. How has the journey been for those who are quite involved in the section 8 market? What are popular loan types? Can you FHA S8 properties? Are the tenants manageable? What's the process/qualifications? Are there any courses or additional information on this topic?

Most of my personal tenants are SEC 8 and I have have a total of about 120 SEC 8 leases in my management company. Just like with any tenant segment, there is good and bad people. My worst damage scenario ever was a house with 3 young military officer pilots. It is really important to learn the HUD rules so you can use them to your advantage. We hold both the tenants and the Housing Authorities accountable for staying compliant.
