Hi Mike, The first consideration would be to check if your homeowner's insurance prohibits German Shepherds--if so it will be listed in your policy docs.

I also repeat it verbally when we are going over the lease together.My last tenant was obedient and smoked outside all the time, but mainly because he was worried I'd take his whole deposit, which was close to $3000.If there is no law prohibiting discrimination against smokers, then you should be allowed to collect more than usual for security deposit.

The link you provided states that AZ law prohibits anyone except the landlord, property owner or manager from entering the suspected meth lab until it has been remediated by a state-approved remediation firm.When I called a local remediation firm about a meth property I was interested in buying, he said that any meth contamination in a home automatically labels the home as a lab.

I believe you can hire a legal service for this for a few hundred a year.504B.181 LANDLORD OR AGENT DISCLOSURE.Subdivision 1.Disclosure to tenant.There shall be disclosed to the residential tenant either in the rental agreement or otherwise in writing prior to commencement of the tenancy the name and address of:(1) the person authorized to manage the premises; and(2) the landlord of the premises or an agent authorized by the landlord to accept service of process and receive and give receipt for notices and demands.I'm sure your issue is that the law above does not specifically say it cannot be a PO box, however it may be an overarching law across many businesses that prohibits this address from being a PO Box or just a legal principle that in order to be able to start a lawsuit you must be able to also be served and you cannot be served at a PO box or a UPS store box for that matter, both of my 2 evictions have been in Minneapolis and in each case the attorney I worked with asked me for proof that it was in my lease and I that the permit was posted in a conspicuous place.I did find the following explanation on page 157 of The Landlord's Guide to Minnesota Law:Disclosure of AddressState law requires that you provide the tenant, in the lease or in some other writing, an actual street address where the tenant could serve court papers to you (or your agent) if necessary.

I am not sure why high rates would prohibit you from refi'ing right after you complete your renovation, assuming you do not have a early payoff fee, you should be fine at whatever rate, because you can refi it.

Her husband does a lot of volunteer work for the HOA, and she tells me of grumbling by resident owners calling absentee owners leeches, and from time to time, I get to vote on bylaw changes that could be called anti-absentee owner.I can see if one tenant snuck in via a land contract, the next thing you know there'll be a bylaw change prohibiting it.
