Renting property with out HOA knowing

Hey guys!

I am new to the Rental Property world. I have found a great property that is asking $125K that will provide about 300 - 450$ cash flow a month and is in the most desirable area of Atlanta GA. The property is a condo unit in a building that has about 32 units. The HOA allows for 5 rental units and as you can guess, all 5 are filled. I plan to purchase this unit for a number of reasons, Cash Flow, Great Deal, Low Maintenance, LOCATION and the houses around the property are selling at $1M+. Finding renters will be very easy with the unit. My biggest concern is renting "under the table" from the HOA. Any advice would be greatly appreciated.

I have no patience for people that "win" by cheating. There are 32 units in the building and the majority of those owners purchased the right to not be inundated with rentals. Do the right thing by respecting their rights and move on.
