So I picked up a 4-plex a couple of years ago, and thanks to a highway getting approved for development in that town the value has jumped roughly 50% in what was an otherwise stagnant market.The property is cash flowing a bit, but nothing special considering some unexpected repairs last year.So my question is: would you think about holding on to it and see where the market settles?

Also, would be great to get your thoughts on this town at this point.

A friend is about to go there for law school and we want to take advantage of him being there to find and stand it up.I'm looking for a property manager in town, does anyone have any recommendations?

I was exploring some of the other 3% down non-FHA loans, but it appears they also have a 4 unit limit.  

I share my driveway with two other homeowners, I also have a town sewer line running through two parts of my property. 

More than one substantial employer in town?

It is a great rental town and there's confidence it will stay occupied.   

Hi All,I’m new to this forum, joined recently but have been reading around for a few months.My husband and I are wanting to Explore our options for real estate and hopefully have a few rentals. 

It's a sketchy part of town about 1 hour drive from me and I plan on getting the keys, then have my rehab guy manage the crews.
