I did that 10 years ago... guess I can do it again... lol I doubt 30 years is required and maybe 10 to 20 years is realistic.

It seems they will probably not be giving you any trouble which would mean that you give them the benefit of the doubt.

From there, we are looking into breaking even while living for free.Whenever the opportunity presents, I will later be updating this thread with pictures pre and post rehab, rental cash-flowing numbers, and any relevant crunchy details.When in doubt, leave emotions aside and go back to fundamentals.

I have no doubt price and rent will continue to grow in this market and 5-10 years It will be a good investment but as of today, it's speculation. 

I seriously doubt the tenant is watering the lawn or the plants.  

come on, give the guy some slack. there is a distinction between a lie and a scam. he is not trying to cheat money out of somebody. he just wanted to make it more directed to him for whatever purpose it worked until he told truth. he could have said nothing and moved on. up till then this is the best thread I read on bp about 1031 which I have deep doubts. he should get some credit for that. don't make it a bigger deal than what it is!

There's no doubt I'd expense it rather than depreciate it. 

Usually a family member will set up and close apartment, I doubt the person will be permitted to live independently again.

If I'm ever in doubt I make an offer I know will put me where I need to be.

Also go out to some of the past jobs they've done if you can, to see the quality of their landscape and cement work.
