I do agree with your comment about research, due diligence, and treating it as a business.

But is it possible the seller makes a clause that a lower price will not be honored based on the appraisal  or can I just walk away if they don’t agree ? 

Agreed on higher rents for the programs but want to make sure there are no huge issues with the City that will prevent payment.

In our lease agreement, tenant agrees to keep premise clean, safe and in a habitable condition. 

I often don't agree with all of the free advice that people put on here as the experience level and barrier of entry are very low.
