@Zoe Lee, to go along with my previous post, I made a chart showing how this would impact you if it was aloud to continue for 1 year. 

Eyeballing the S&P chart, we're back to around the same value as of 12/17/2020.

The appreciation has been off the charts in dayton proper, at least in recent years.
