How to organize yourself to invest in the U.S.A. is a very frequent question asked by Canadian and there have been several long threads on the subject.I would strongly advise you find both an accountant and attorney experienced in cross-boarder real estate prior to moving any capital.  

The home is an "Oxford House" a group home leased in the name of the organization.

My financial advisor (who is also an alumni friend of mine) is not a big fan of real estate so I am looking forward to educating myself and getting some direction from all the experienced bright minds on this forum and through networking.I have begun to listen to the BP podcast episodes that seem most relevant to me right now and will continue to listen to all of them, however I would really like to begin connecting with successful experienced investors in Florida that can be possible partners on investment opportunities. 

During my time in school I have taken Real Estate Transactions and Finance, Title Insurance Practice, Business Organizations, Negotiation, and various other classes that I believe have set me up for success in the real estate world.

Also join organizations and groups to network.

They have a rep here that attends the BP Meetup that I organize. 

Can anyone from the Nashville area recommend any REA, organization or clubs?

Most title companies will require all three of these docs. anyway to understand and vet the organization.
